Individual Buyer — User Guide

Your complete home search and purchase management dashboard.


Overview

The Individual Buyer role gives you everything you need to search for property, schedule tours, track your mortgage pre-qualification, and manage your purchase from first inquiry to closing day.

When you log in, you land on your Dashboard. Use the sidebar on the left to navigate between sections.


Your Dashboard — Home Screen

Your dashboard shows at a glance:

  • Recommended Properties — AI-matched listings based on your preferences
  • Saved Properties — listings you've bookmarked, shown as cards with photos
  • Mortgage Pre-Qualification Status — your current status (Draft, Pre-Qualified, Approved) with pre-qualification amount
  • Bank Activity — banks that have shown interest in your application
  • Professional Network — access to valuators, consultants, and service providers
  • Saved Searches — your saved property search filters with alerts

At the top of the page you'll see a personalized greeting and a search bar to find properties by address, city, or state.

What You Can Do

  • View recommended properties — see AI-matched listings based on your preferences. This helps you discover properties that match your criteria without manual searching.

  • Access saved properties — view listings you've bookmarked. This helps you quickly revisit properties you're interested in.

  • Check mortgage pre-qualification status — see your current status and pre-qualification amount. This helps you understand your purchasing power.

  • Monitor bank activity — see which banks have shown interest in your application. This helps you track your mortgage options.

Using Dashboard Effectively

  • Check Dashboard regularly to see new recommended properties
  • Use the search bar to quickly find specific properties
  • Monitor your mortgage pre-qualification status to stay informed about your financing options
  • Review bank activity to understand which lenders are interested in your application
  • Save searches to receive alerts for new matching properties

Getting Started

Follow these steps to get your Individual Buyer account set up and ready to search for your dream home.

Step 1: Sign Up

Navigate to the estateTT sign-up page and select "Individual Buyer" as your role. Enter your email address, create a password, and provide your basic information. You'll receive a confirmation email to verify your account.

Step 2: Complete Your Profile

After logging in, the platform guides you through completing your profile. Add your personal details, contact information, and preferences to help the platform match you with suitable properties.

Step 3: Browse Properties

Browse properties on your dashboard or go to the Properties page on the public site. Use the search bar to find properties by address, city, or state, and apply filters to narrow down your search.

Step 4: Start Mortgage Pre-Qualification

Start your mortgage pre-qualification to see how much you can afford. Click Start on the mortgage card on your dashboard to begin the process (takes ~5 minutes, free, no credit hit).

Note: Pipeline shows a badge for quotes. Rent / Lease shows a badge for unreviewed documents. Invoices shows a badge for unpaid invoices. Progress shows a badge for offers. Messages shows a badge for unread messages.


Searching for Properties

From your Dashboard, use the search bar at the top to search by:

  • Address, city, or state — type any location keyword
  • Price range — filter by minimum and maximum price
  • Bedrooms — filter by minimum bedroom count

You can also click Browse listings from the empty state card to go to the full property listings page.

Saving Properties

While browsing any property card:

  1. Click the bookmark/heart icon on the card to save it
  2. Saved properties appear in the Saved Properties section on your dashboard
  3. Click View all next to "Saved Properties" to see the full list

Saved Searches

After applying filters in your search, a Save Search button appears. Click it to:

  • Save your search criteria
  • Receive alerts when new matching properties appear

View and manage your saved searches in the Saved Searches section near the bottom of your dashboard.


Services — Construction, Refinance & More

Go to: Services in the sidebar (the wrench icon)

Services is where you access service marketplace items relevant to buyers — construction services, refinance options, and other professional services available through the platform.

What You Can Do

  • Browse construction services — find construction services for property renovations or improvements. This helps you plan and budget for property upgrades.

  • Explore refinance options — access refinance options for your current property. This helps you understand refinancing opportunities.

  • Find professional services — access other professional services available through the platform. This helps you find trusted service providers.

Using Services Effectively

  • Browse services early in your home buying process to understand available options
  • Compare service providers to find the best fit for your needs
  • Use services to plan for property improvements before purchase
  • Contact service providers directly through the platform to get quotes

Pipeline — Tracking Your Purchase

Go to: Pipeline in the sidebar (the document icon — shows a badge when you have quotes)

Pipeline is where you track the current stage of your property purchase journey. Track where you are in the process from initial interest through to closing.

What You Can Do

  • View purchase stage — see the current stage of your property purchase journey. This helps you understand what's been completed and what's next.

  • Track progress — monitor your progress from initial interest through to closing. This helps you stay on track and identify any delays.

  • View quotes — see quotes for services related to your purchase. This helps you understand costs and make informed decisions.

Using Pipeline Effectively

  • Check Pipeline regularly to stay informed about your purchase progress
  • Use Pipeline to identify what actions are needed from you
  • Track quotes to understand the costs associated with your purchase
  • Communicate with your agent and service providers to keep the process moving

Calendar — Your Appointments

Go to: Calendar in the sidebar (the calendar icon)

Calendar is where you view all your scheduled appointments in one place — property tours, consultant sessions, and meetings with agents.

What You Can Do

  • View all appointments — see all your scheduled appointments in one place. This helps you manage your schedule effectively.

  • Track property tours — view scheduled property tours. This helps you plan your property viewing schedule.

  • Manage consultant sessions — see scheduled consultant sessions. This helps you prepare for meetings with your mortgage consultant.

Using Calendar Effectively

  • Check Calendar regularly to stay informed about upcoming appointments
  • Use Calendar to avoid scheduling conflicts
  • Prepare for property tours by reviewing property details beforehand
  • Arrive on time for consultant sessions to maximize their value

Rent / Lease — Rental Applications

Go to: Rent / Lease in the sidebar (the document icon — shows a badge for unreviewed documents)

Rent / Lease is where you manage your lease applications if you're looking to rent rather than buy. View application status, review lease documents, and track your rental journey.

What You Can Do

  • View application status — see the status of your rental applications. This helps you understand where you are in the rental process.

  • Review lease documents — review lease documents for your applications. This helps you understand the terms before signing.

  • Track rental journey — monitor your progress through the rental process. This helps you stay on top of required actions.

Using Rent / Lease Effectively

  • Check application status regularly to stay informed about your progress
  • Review lease documents carefully before signing to understand your obligations
  • Respond promptly to requests for additional information
  • Use the section to track multiple rental applications simultaneously

My Agent — Your Assigned Agent

Go to: My Agent in the sidebar (the person icon)

My Agent is where you view details about your assigned real estate agent, including their contact information and profile. If you don't have an agent yet, the platform can help match you with one.

What You Can Do

  • View agent details — see your assigned agent's contact information and profile. This helps you reach out when needed.

  • Match with an agent — if you don't have an agent yet, the platform can help match you with one. This helps you find a suitable agent for your needs.

  • Communicate with agent — contact your agent directly through the platform. This ensures clear and timely communication.

Using My Agent Effectively

  • Review your agent's profile to understand their expertise and experience
  • Use the platform to communicate with your agent for a record of conversations
  • Provide feedback to help your agent understand your preferences
  • Reach out to your agent promptly when you have questions or need assistance

Banks — Interested Lenders

Go to: Banks in the sidebar (the building icon)

Banks is where you see which banks have expressed interest in your mortgage application. Banks can express interest through two pathways: when you share your finalized assessment directly with them, or when your mortgage consultant distributes your verified package to lending partners. For each bank you can view their interest level, contact details, and any offers or pre-approval indications.

What You Can Do

  • View interested banks — see which banks have expressed interest in your mortgage application (either through direct sharing or consultant distribution). This helps you understand your financing options.

  • Check interest level — view each bank's interest level in your application. This helps you gauge which banks are most likely to approve your loan.

  • Approve or decline access — control whether banks can view your full contact information and proceed with formal applications. Once approved, the bank can contact you through the platform to discuss your application.

Using Banks Effectively

  • Review bank interest regularly to stay informed about your financing options
  • Respond promptly to bank communications through the platform to move applications forward
  • Compare offers from different banks to find the best terms
  • Use bank interest to understand your market position and negotiate better terms
  • If you have a mortgage consultant, coordinate with them to maximize your distribution to suitable lenders

My Valuations — Property Valuations

Go to: My Valuations in the sidebar (the shield-check icon)

My Valuations is where you track any property valuations you've ordered. See the status of each valuation request and access completed reports.

What You Can Do

  • Track valuation status — see the status of each valuation request. This helps you understand when to expect completed reports.

  • Access completed reports — access completed valuation reports. This helps you understand the assessed value of properties you're interested in.

  • Order new valuations — order new property valuations as needed. This helps you make informed decisions about property values.

Using My Valuations Effectively

  • Order valuations early in the buying process to avoid delays
  • Review completed reports carefully to understand property values
  • Use valuation data to negotiate purchase prices effectively
  • Track valuation status to ensure timely completion

Invoices — Your Billing

Go to: Invoices in the sidebar (the receipt icon — shows a badge when you have invoices)

Invoices is where you view all your platform invoices, including service fees and any charges. Click on any invoice to see the full breakdown and payment status.

What You Can Do

  • View invoices — view all your platform invoices. This helps you understand your charges and payment obligations.

  • Review invoice breakdown — click on any invoice to see the full breakdown. This helps you understand what you're being charged for.

  • Check payment status — see the payment status of each invoice. This helps you ensure your payments are up to date.

Using Invoices Effectively

  • Review invoices regularly to ensure accurate charges
  • Pay invoices on time to avoid service interruptions
  • Contact support if you have questions about charges
  • Keep records of paid invoices for your financial documentation

Progress — Deal Progress Tracker

Go to: Progress in the sidebar (the trending-up icon — shows a badge for offers)

Progress is where you track the progress of your active deals. See which stage each transaction is at and what actions are needed from you.

What You Can Do

  • Track deal progress — see which stage each transaction is at. This helps you understand what's been completed and what's next.

  • View required actions — see what actions are needed from you. This helps you stay on top of required tasks to keep the deal moving.

  • Monitor multiple deals — track multiple active deals simultaneously. This helps you manage parallel property purchases.

Using Progress Effectively

  • Check Progress regularly to stay informed about your deal status
  • Complete required actions promptly to avoid delays
  • Use Progress to identify bottlenecks in your transactions
  • Communicate with your agent and service providers to resolve issues

Scheduled Tours — Your Property Tours

Go to: Scheduled Tours in the sidebar (the map-pin icon)

Scheduled Tours is where you view all your tour requests and their status: Pending (waiting for agent confirmation), Confirmed (tour is scheduled), or Completed (tour has taken place).

To schedule a new tour:

  1. Go to any property listing detail page
  2. Click the "Schedule a Tour" button
  3. Choose a date and time
  4. Add a note for the agent if needed
  5. Click Send Request

What You Can Do

  • View tour status — see the status of all your tour requests. This helps you understand which tours are confirmed and which are pending.

  • Schedule new tours — schedule new property tours through the property detail page. This helps you arrange viewings for properties you're interested in.

  • Add tour notes — add notes for the agent when scheduling tours. This helps the agent prepare for your visit.

Using Scheduled Tours Effectively

  • Schedule tours promptly after finding properties you're interested in
  • Provide detailed notes to help agents prepare for your visit
  • Confirm tour details with agents to avoid misunderstandings
  • Arrive on time for scheduled tours to show respect for the agent's time
  • Follow up with agents after tours to discuss next steps

Mortgage Calculator

Go to: Mortgage Calculator in the sidebar (the calculator icon)

Mortgage Calculator is where you calculate estimated mortgage payments. Enter the property price, down payment, interest rate, and loan term to view monthly payment estimates. Use the Amortization sub-section to see a full amortization schedule.

What You Can Do

  • Calculate monthly payments — enter property price, down payment, interest rate, and loan term to view monthly payment estimates. This helps you understand your potential monthly costs.

  • View amortization schedule — use the Amortization sub-section to see a full amortization schedule. This helps you understand how your payments will be applied over time.

  • Compare scenarios — adjust variables to compare different financing scenarios. This helps you find the best financing approach for your situation.

Using Mortgage Calculator Effectively

  • Use the calculator early in your home search to understand your budget
  • Compare different loan terms to find the best fit for your financial situation
  • Review the amortization schedule to understand long-term costs
  • Use calculator results to inform your property search and price negotiations

Messages — Communication Hub

Go to: Messages in the sidebar (the speech bubble icon — shows a red badge when you have unread messages)

Messages is where you message listing agents about properties you're interested in, communicate with your mortgage consultant, get updates on tour requests and applications, and receive notifications from the platform. Click on any conversation to open it and send a reply.

What You Can Do

  • Message listing agents — communicate with listing agents about properties you're interested in. This helps you get more information and arrange viewings.

  • Communicate with mortgage consultant — talk to your mortgage consultant about your financing options. This helps you understand your mortgage options and requirements.

  • Get updates on tours and applications — receive updates on tour requests and applications. This helps you stay informed about your property journey.

Using Messages Effectively

  • Respond to messages promptly to demonstrate interest and maintain momentum
  • Use Messages to keep all property-related communication in one place
  • Review conversation history to reference previous discussions
  • Set notifications to ensure you don't miss important updates
  • Use clear and concise messages to facilitate effective communication

Settings

Go to: Settings in the sidebar (the gear icon)

Settings is where you manage your account configuration.

What You Can Do

  • Profile — update your personal details, photo, and contact information. Keep your profile up to date to ensure agents and service providers can reach you.

  • Notifications — configure email and in-app alerts for new listings, price drops, messages, and tour confirmations. Choose which events trigger notifications and how you receive them.

Using Settings Effectively

  • Keep your profile information up to date to ensure accurate communication
  • Configure notification preferences to receive alerts without being overwhelmed
  • Review settings regularly to ensure they match your current needs
  • Update contact information promptly if it changes to avoid missed opportunities

Mortgage Pre-Qualification

Your mortgage pre-qualification card appears prominently on the dashboard:

If you haven't started:

  • Shows three quick stats: 5 min (quick process), Free (no fees), Safe (no credit hit)
  • Click Start to begin the pre-qualification flow at /mortgage

If you're pre-qualified:

  • Shows your status (e.g., "pre qualified", "approved")
  • Shows your pre-qualification amount (e.g., "$250K")
  • Shows verified status
  • Click View details to manage your application

Professional Network

Below your dashboard stats, you'll find:

  • Professional Services — browse valuators and consultants
  • Service Marketplace — find construction, inspection, and other services
  • Mortgage Consultant — if you have an active consultant assignment, you'll see their status and any upcoming sessions here

Workflow: Buying Your Home Step by Step

  1. Search and save — use the dashboard search bar or browse listings, save properties you like
  2. Get pre-qualified — click Start on the mortgage card to begin your pre-qualification (takes ~5 minutes, free, no credit hit)
  3. Schedule tours — request showings for properties you're serious about via the property detail page
  4. Compare bank offers — check the Banks section to see which lenders are interested
  5. Accept a bank offer — choose your preferred lender
  6. Track progress — use the Pipeline and Progress sections to monitor your deal stages
  7. Close — work with your agent, consultant, and notary through to closing day

Troubleshooting

Can't see mortgage options? Start your pre-qualification by clicking Start on the mortgage card on your dashboard.

No tours showing on my calendar? The listing agent needs to confirm your tour request. Check Messages for any communication from the agent.

Tour was cancelled? The listing agent may have cancelled or rescheduled. Check Messages for updates.

Saved properties not appearing? Refresh the page — the platform updates in real time. Saved properties appear in the "Saved Properties" section on your dashboard.

Can't find a property I saw? Use the search bar with the address or city, or check your browser history.
