Individual Seller — User Guide

Your complete listing management dashboard for selling property.


Overview

The Individual Seller role is for property owners who want to sell their property. You manage the entire sale — from creating listings to tracking offers, managing assessments, and closing the deal.

When you log in, you land on your Dashboard. Use the sidebar on the left to navigate between sections.


Your Dashboard — Home Screen

Go to: Dashboard in the sidebar (the grid layout icon)

Your dashboard shows at a glance: Active Listings (properties you're currently selling), Pending Deals (properties with accepted offers), Sold Listings (completed sales), and Total Revenue (gross proceeds from closed deals).

At the top right: "+ Add Listing" (purple button) — click this to create a new property listing.

What You Can Do

  • View active listings — see properties you're currently selling. This helps you understand your current inventory.

  • Track pending deals — see properties with accepted offers. This helps you monitor deals in progress.

  • View sold listings — see completed sales. This helps you track your sales history.

  • Monitor total revenue — see gross proceeds from closed deals. This helps you understand your financial performance.

Using Dashboard Effectively

  • Check Dashboard regularly to stay informed about your sales activity

  • Monitor pending deals to understand your sales pipeline
  • Track total revenue to understand your financial performance
  • Use the "+ Add Listing" button to quickly create new listings

Getting Started

Follow these steps to get your Individual Seller account set up and ready to sell your property.

Step 1: Sign Up

Navigate to the estateTT sign-up page and select "Individual Seller" as your role. Enter your email address, create a password, and provide your basic information. You'll receive a confirmation email to verify your account.

Step 2: Complete Your Profile

After logging in, the platform guides you through completing your profile on first login. Add your name, photo, and contact details. A complete profile builds trust with buyers and ensures the platform has accurate information about you.

Step 3: Set Up Payment Preferences

Navigate to Settings > Payment Preferences to set up your payment preferences so buyers know where to send payment. This ensures you can receive sale proceeds without delays.

Step 4: Create Your First Listing

Navigate to Dashboard and click the purple "+ Add Listing" button at the top right. Fill in the property details: address, price, description, photos, and features. Set the Status to Active when you're ready to publish.

Note: Analytics requires the analytics feature to be enabled. Pipeline shows a badge for quotes. Listings shows a badge for offers. Invoices shows a badge for invoices. Messages shows a badge for unread messages. |


Adding Your First Listing

  1. Click the purple "+ Add Listing" button at the top right of your dashboard
  2. Fill in the property details: address, price, description, photos, and features
  3. Set the Status to Active when you're ready to publish
  4. Click Save Listing
  5. Your listing is now live and visible to buyers

What You Can Do

  • Create listings — click the purple "+ Add Listing" button to create a new property listing. This helps you list your property for sale.

  • Fill property details — fill in the property details: address, price, description, photos, and features. This ensures your listing is complete and attractive to buyers.

  • Set status to active — set the Status to Active when you're ready to publish. This makes your listing visible to buyers.

Managing Your Listings

Go to: Listings in the sidebar (the home icon — shows a badge when you have offers)

You'll see a list of all your listings. For each one you can: Edit (click the pencil icon to update details, photos, or price), View (click to open the full listing detail page), and Mark as Sold (change the status to Sold when a deal closes).

Filtering by Status

At the top of the Listings page there are tabs: All (every listing), Active (currently on market), Pending (offer accepted, awaiting close), and Sold (closed deals). Click a tab to filter the view.

What You Can Do

  • Edit listings — click the pencil icon to update details, photos, or price. This helps you keep your listings up to date.

  • View listings — click to open the full listing detail page. This helps you review your listing details.

  • Mark as sold — change the status to Sold when a deal closes. This helps you track completed sales.

  • Filter by status — use tabs to filter listings by status. This helps you find specific listings quickly.

Pipeline — Tracking Your Sale Progress

Go to: Pipeline in the sidebar (the file-text icon — shows a badge when you have quotes)

Pipeline shows your sale at every stage. Track where each deal is in the process from initial interest through to closing.

What You Can Do

  • Track sale progress — see your sale at every stage. This helps you understand where each deal is in the process.

Assessments — Property Evaluations

Go to: Assessments in the sidebar (the shield-check icon)

Assessments is where you view property assessments that have been ordered for your listings. Track assessment status and review completed reports.

If an assessment is flagged, you may see an "Action required" card with next steps (such as a legal upsell recommendation).

What You Can Do

Calendar — Your Appointments

Go to: Calendar in the sidebar (the calendar icon)

Calendar is where you view all your scheduled appointments — showings, notary sessions, and meetings with buyers or agents.

What You Can Do

  • View appointments — view all your scheduled appointments. This helps you manage your schedule.

  • Schedule showings — schedule property showings with buyers. This helps you arrange viewings of your property.

  • Coordinate meetings — coordinate meetings with buyers or agents. This helps you stay organized.

Using Calendar Effectively

  • Check Calendar regularly to prepare for upcoming appointments
  • Schedule showings at convenient times for buyers
  • Use Calendar to avoid scheduling conflicts
  • Follow up after appointments to maintain momentum

Documents — Property Files

Go to: Documents in the sidebar (the folder-open icon)

Documents is where you store all your property documents in one place: Title documents, Survey plans, Certificates, and Organized by property.

Upload new documents here for buyers and agents to download.

What You Can Do

  • Organize by property — organize documents by property. This helps you find documents quickly.

  • Store title documents — store title documents. This ensures you have a record of property ownership.

  • Share documents securely only with authorized parties

Financials — Tracking Your Transactions

Go to: Financials in the sidebar (the landmark icon)

Financials shows: Sale proceeds (the sale price of your completed transactions), Platform fees (the 0.5% platform service fee deducted by estateTT with a $5,000 minimum per transaction), and Transaction history (a list of all completed transactions).

Note: The platform records the sale and platform fee — actual receipt of your sale proceeds is handled directly between you and your buyer, outside the platform.

What You Can Do

  • View sale proceeds — see the sale price of your completed transactions. This helps you understand your gross revenue.

  • Track platform fees — see the 0.5% platform service fee deducted by estateTT (with a $5,000 minimum per transaction). This helps you understand platform costs.

  • Review transaction history — view a list of all completed transactions. This helps you track your sales history.

Using Financials Effectively

  • Monitor sale proceeds to understand your financial performance

Invoices — Your Billing

Go to: Invoices in the sidebar (the receipt icon — shows a badge when you have invoices)

Invoices is where you view all your platform invoices, including service fees and any charges. Click on any invoice to see the full breakdown and payment status.

What You Can Do

Services — Construction, Refinance & More

Go to: Services in the sidebar (the gavel icon)

Services is where you access service marketplace items — construction services, refinance options, and other professional services available through the platform.

What You Can Do

  • Access service marketplace — access construction services, refinance options, and other professional services available through the platform. This helps you find service providers.

  • Find construction services — find construction services for property improvements. This helps you enhance your property value.

  • Explore refinance options — explore refinance options. This helps you understand financing alternatives.

Analytics — Listing Performance

Go to: Analytics in the sidebar (the bar-chart icon)

Available with analytics subscription.

Analytics shows charts: Views over time (how your listing views change day to day), and Appointment-driven engagement (how many people booked viewings after seeing your listing).

Use this to decide whether to adjust price or update photos.

What You Can Do

Messages — Communication Hub

Go to: Messages in the sidebar (the speech bubble icon — shows a red badge when you have unread messages)

Messages is where you respond to buyer inquiries about your listing, receive messages from agents arranging showings, and coordinate with your notary and consultant.

Click on any conversation to open it and send a reply.

What You Can Do

  • Respond to buyer inquiries — respond to buyer inquiries about your listing. This helps you engage with potential buyers.

  • Receive agent messages — receive messages from agents arranging showings. This helps you coordinate with agents.

  • Coordinate with professionals — coordinate with your notary and consultant. This helps you manage the closing process.

Settings

Go to: Settings in the sidebar (the gear icon)

Settings is where you manage your account: Profile (update your personal details, photo, and contact information), and Notifications (configure email and in-app alerts for new messages, offers, and listing views).

What You Can Do

  • Profile — update your personal details, photo, and contact information. Keep your profile up to date to ensure buyers have accurate information about you.

Workflow: Selling Your Property Step by Step

  1. Create a listing — add photos, description, price, and all property details
  2. Manage inquiries — respond to messages from buyers and agents promptly
  3. Receive an offer — review the offer in your Pipeline
  4. Accept the offer — once you accept, the deal moves to the closing stage
  5. Schedule valuation and notary — coordinate these appointments through the Pipeline
  6. Close the sale — mark the listing as Sold in your Listings page. estateTT records the transaction and platform fee. Your sale proceeds are handled directly between you and your buyer.

Troubleshooting

Listing not getting views? Update the photos, reduce the price, or add more details to the description. Listings with good photos and accurate descriptions get more views.

How do I mark a listing as Sold? Go to Listings, find the property, and change the status to Sold.

Receiving sale proceeds? Your sale proceeds are handled outside the platform. Coordinate payment details directly with your buyer. Make sure your payment preferences are up to date in Settings.

Cannot see Analytics? Analytics requires a subscription with the analytics feature. Go to Settings → Subscription to check your plan.
