Mortgage Tools

Estimate payments and prepare the documents lenders expect, for your market.

Two tools, two jobs

estateTT's mortgage tools cover the two questions every buyer asks before applying:

  1. Can I afford the payment? — the Mortgage Calculator answers this illustratively
  2. Do I have what lenders will ask for? — the Document Readiness Assessment answers this concretely

Both are free, and neither requires an account to start.

The Mortgage Calculator

The calculator estimates your monthly payment from the inputs you control:

  • Property price or value — the purchase price or estimated value
  • Down payment — as an amount or percentage
  • Illustrative annual interest rate — the annual rate a lender quotes you
  • Loan term — 15, 20, or 30 years
  • Property tax and insurance — optional inputs, for a fuller monthly picture

It shows your estimated monthly payment split into principal & interest, tax, and insurance — plus totals (principal paid, equity, total interest) and a payoff-date preview, with a short amortization preview.

Use the version for your market

Each jurisdiction has its own calculator page using the local currency — TT$ for Trinidad and Tobago, J$ for Jamaica, Bds$ for Barbados, EC$ for the OECS markets, and so on — with a starting price that reflects that market. Pick yours from the market list on the calculator page.

Estimates are illustrative. The calculator does not assess affordability, eligibility, or approval. Only a licensed lender can quote your actual rate and approve a mortgage.

The Document Readiness Assessment

Knowing your payment is step one. The second question — "what will the lender actually ask me for?" — is where applications stall.

The readiness assessment walks through your buyer context (residency, employment, deposit sources, special circumstances) and produces a checklist:

  • Core documents — what nearly every application needs
  • Enhanced items — what your specific situation adds
  • What's ready, missing, or needs follow-up
  • A printable checklist you can work through offline or share

When you create an account, the assessment saves to your dashboard so you can build the package as you gather documents — instead of discovering gaps the day the lender asks.

How they work together

The intended flow:

  1. Estimate — calculator → a realistic monthly figure in your currency
  2. Check readiness — assessment → the document checklist for your situation and jurisdiction
  3. Prepare the package — gather and organize documents in your dashboard
  4. Approach lenders — with a package that's actually complete

Lenders still make every decision — the tools exist so you walk in prepared, not guessing.
